The contract for The Crown Estate, being part of their £500 million investment programme for Regent Street, providing retail and office accommodation for 21st Century client’s needs, involves rebuilding the entire structure behind its original façade.
Skanska will now develop the design, procure packages of work and agree final costs with Crown Estate and their Development Manager, City Offices, before signing the second stage. Construction will commence during the first quarter of 2004, taking a nineteen-month period to provide a mix of office, retail, and restaurant accommodation, being completed in Autumn 2005.
The management of logistics on a busy central London site will be a major factor and Skanska will use its experience from its other projects in central London to ensure construction activity does not disrupt one of the capital’s main arteries.
After completion, The Crown Estate will occupy part of the building as its new headquarters. The lower levels are to be let as retail units and a restaurant. Skanska has scheduled early completion of the retail areas into its programme to allow them to be fitted out ready for opening at project completion.
Skanska’s other prominent retained façade project in central London, the Plaza at Piccadilly Circus, is scheduled for completion early this year.
