Skanska Innisfree named preferred bidder for Britain’s biggest hospital redevelopment

The Skanska Innisfree consortium has today been named preferred bidder on a 38-year PFI scheme to design, build, fund and operate a major hospital development at Barts and The London NHS Trust, which involves two hospitals – The Royal London in Whitechapel and St Bartholomew’s in The City of London.

Financial close is expected in early 2005 when work on site will begin with completion scheduled in 2013.

Both hospitals will be fully operational during the redevelopment period, which involves the construction of two new hospitals and the remodelling and redevelopment of the existing facilities. This will create an integrated health campus, including the buildings of the new medical and dental schools, to provide the best environment to deliver acute care in the 21st century.

Providing a total built area of 250,000 sq metres, once complete, the two hospitals will provide a total of 1248 beds, an increase of 186 on current numbers.

The Royal London will continue as the District General Hospital for Tower Hamlets and specialist tertiary care centre for patients across London and beyond. A health campus environment will be created by the formation of a Health Mall and patients’ concourse at its core. The hospital will also include a new state-of-the-art Accident and Emergency department, a dedicated Women & Children’s unit and a leading edge Renal unit. There will also be an out-of-hours emergency walk-in centre and an Acute Care and Diagnostic facility.

At St Bartholomew’s, the design of the new hospital recognises the historic importance of its location. The emphasis at Barts is to provide a centre of excellence for Cancer and Cardiac care whilst at the same time delivering modern up-to-date medical facilities that are fully integrated, including a state-of-the-art operating theatre suite and a cancer day care centre, providing a warm and friendly environment for its patients.

Skanska BOT and Innisfree will head up the Special Purpose Vehicle (SPV). Skanska Construction and Skanska Rashleigh Weatherfoil will be responsible for the new hospital’s design and construction, worth in the region of £1 billion, including all building services and the IT infrastructure. This will be followed by a 30-year hard FM contract for Skanska Facilities Services with Aqumen responsible for soft FM services during the concession period.
