Skanska constructed the Earnshaw Building, an outstanding SMART enabled office development in the heart of London’s West End, together with 18 high quality affordable homes in neighbouring Medius House.
Project
Working within a conservation area and with frontages on four different streets, this mixed-use development involved work with existing buildings on a complex site.
The existing office building (Earnshaw Building) was demolished while the residential building was demolished with just the original front façade retained. Skanska teams built both new buildings and completed the mechanical, electrical and public health (MEP) engineering fit-out.
Outcome
Located metres from Tottenham Court Road’s new Elizabeth line station, transport links for the occupants are second to none. Both new buildings boast retail and restaurant spaces on the ground floor and roof gardens and terraces with stunning views across the capital.
Medius House is a 29,000sqft, nine-storey residential and retail building. The Earnshaw Building offers 231,000sqft commercial office and retail space over 12 storeys.

This fully electric building has been built for a dual feed electric power supply. It achieves best-in-class ventilation rates and is equipped with SMART technologies that monitor and ensure the most efficient use of heating, lighting and energy, tailored to how people use the building. Other features allow contactless entry, a one-way system to access the cycle store and locker rooms, and if required in the future, a one-way entry and exit system throughout the building.
